What Metes is

Metes.land prepares a packet of what the recorded documents say about a property’s easements and related restrictions, with a link to each source document. Each reading is prepared from its recorded document. It is not a title examination, a survey, or legal advice.

Records vary by county and can be missing or out of date. Before you rely on a packet to buy, sell, build or sign anything, confirm it with a licensed attorney, title company or surveyor.

The free trial

While we test Metes, each person can try one free lookup. We may limit, pause or end the trial at any time, including for a day when we have reached our limit.

A lookup can take from 24 hours to 3 business days, depending on the county, and we cannot promise a time. We may decline an address we cannot find records for.

Please use one account and one email address. We may block addresses that appear to claim more than one free lookup, sign up in bulk, or otherwise abuse the trial.

Your account

You must be at least 18 years old. Give a real email address that you control, and keep your sign-in links private. You are responsible for what happens under your account.

What you submit

You confirm you are allowed to submit the property information you give us. Do not submit confidential client or case details, or anything unlawful.

Acceptable use

Do not use automated tools to sign up or order, try to get around the limits, probe or interfere with the service, or resell packets without our written permission.

Paid use

The free trial costs nothing. If Metes offers paid access, we will describe it before you pay.

Our work and your data

You keep what you submit. Packets are prepared for your own use. We keep the tools and the underlying software.

No warranty

Metes is provided “as is” and “as available.” We do not promise that every easement or restriction will be found, that a packet is complete or free of errors, or that the service will always be available.

Limit of liability

To the extent the law allows, our total liability to you for any claim about Metes is limited to the amount you paid us in the 12 months before the claim, or $0 if you paid nothing. We are not liable for indirect or consequential losses.

Ending

You can stop using Metes at any time. We can suspend or end access if these terms are broken.

Changes

We may update these terms. If a change matters, we will update the date above and, for people with accounts, email them.

Governing law

These terms are governed by the laws of the Commonwealth of Virginia, United States, and any dispute will be heard in the state or federal courts located in Virginia.
