Who we are

Metes.land runs this service. Write to support@metes.land with any privacy question.

What we collect

We collect only what we need to look up records and send you the result.

• Your email address, to sign you in and to tell you when your lookup is ready. If you give us a name or a firm name, we keep that too.
• The properties you add or order: the street address, the parcel number, any label you type, and the packets we prepare for them. Please do not put confidential client details in labels or notes.
• If you join the waitlist: your name, email, company and note, and a scrambled (hashed) fingerprint of your connection that we use only to stop one connection from submitting the form over and over.
• A record of which email addresses have claimed a free lookup, in a simplified form (lowercase, with plus-tags removed and, for Gmail, dots removed), and which addresses we blocked, so the free lookup cannot be claimed twice.
• Standard server logs kept by our hosting provider, such as IP address and browser type, for security and reliability.
• Site-use information collected by Google Analytics, such as pages viewed, visit timing, device and browser details, and an approximate location derived from your connection.

Cookies

We use sign-in cookies to keep you signed in. Google Analytics may set first-party cookies to count visits and understand which pages people use. We do not use advertising cookies.

How we use it

We use your information to provide the lookup you ask for, send you the sign-in link and emails about your orders, measure site use, keep the service secure, and prevent abuse. We do not sell your information and we do not use it for advertising. Email from us is about your account and your orders.

Who else handles it

These services help us run Metes, and they handle data only to provide those services: Supabase (our database and sign-in), Vercel (hosting), Resend (email delivery), Mapbox (the maps shown in your browser), Google (aerial imagery, which our servers request for you, so Google sees the area of the map you are viewing and not your name or email), and Google Analytics (site-use measurement).

To find recorded documents and check public maps for a property, we send the property’s address, parcel number or boundary to county and government records and map websites. We do not send them your name or email.

To help prepare packets, our tools send the property’s address and the recorded documents we are reading to an outside text-processing service. It does not receive your name or email.

Who can see your orders

You can. So can other people in your firm, if you joined one, because orders and credits belong to the firm. The Metes staff who prepare and review packets can see them too.

How long we keep it

Your orders and packets stay in your account until you ask us to remove them.

To close your account, write to support@metes.land. Your orders are records of work we did, so we anonymize the account instead of deleting it: we remove your name and email address and keep the orders without anything that identifies you. We also keep what the law requires and the record that an address already claimed a free lookup.

Your choices

You can ask us for a copy of your information, to correct it, or to anonymize your account. Write to support@metes.land.

Security

We sign you in with one-time links, and with a password if you set one. The database limits each account to its own firm’s orders. No system is perfectly secure.

Changes

If we change this notice in a way that matters, we will update the date above and, for people with accounts, tell them by email.
